Costco Files Plans For Proposed North Charleston Store Near I-26
The rumored Blue House Road location appears to be moving forward, with site plans showing a major warehouse, gas station, and nearly 1,000 parking spaces.
Costco may finally be making its long-rumored North Charleston move.
After months of speculation about a possible third Charleston-area Costco, new site plans point to a proposed location near Blue House Road, Weber Boulevard, and Interstate 26 in North Charleston.
According to reports citing paperwork submitted to the South Carolina Department of Environmental Services, Costco Wholesale is planning a new membership warehouse along I-26 near Blue House Road. The proposed store would be roughly 181,000 square feet and include a gas station with more than 30 pumps.
Local realtor and Charleston-area development watcher Bill Olson also highlighted the project this week, noting that the site plans show about 925 parking spaces and that the location lines up with rumors that began circulating last summer.
If built, the North Charleston store would become Costco’s third location in the greater Charleston area, joining the existing warehouses in West Ashley and Mount Pleasant. Live 5 News also reported that the proposed site area is around 28 acres and would sit next to I-26 on Blue House Road.
What Now Charleston reported the proposed address as 9000 Blue House Road, with the development spanning about 25 acres and including a 181,000-square-foot warehouse and a 3,600-square-foot fuel canopy. Costco declined to comment to the outlet, citing the project’s pending status.
Why This Location Matters
The Blue House Road / Weber Boulevard area sits in one of North Charleston’s most active growth corridors.
The site is near the broader Ingleside area, where road and utility work has already helped set the stage for more commercial and residential development. Ingleside’s infrastructure page notes recent road projects including Weber Boulevard, Zeppelin Drive, Cypress Lake Road, and the Blue House Road Extension.
The area is also connected to the larger Palmetto Commerce Interchange project, which was designed to improve access and traffic mobility along the fast-growing I-26 corridor between University Boulevard and Ashley Phosphate Road.
That matters because a Costco does not just bring bulk groceries and $1.50 hot dog talk. It usually brings major traffic, more surrounding retail interest, fuel station demand, and a new shopping anchor for nearby neighborhoods.
For North Charleston, Goose Creek, Ladson, Summerville, Hanahan, and parts of Berkeley County, this could become a more convenient option than driving to West Ashley or Mount Pleasant.
Still Early, But A Big One To Watch
There is currently no confirmed construction timeline or opening date.
Costco’s official “new locations” page does not list North Charleston yet, so this should still be treated as a proposed project rather than a guaranteed opening.
Still, the filing of site plans is a major step forward from last year’s rumors. If the project moves through approvals, North Charleston could be next in line for one of the Lowcountry’s biggest retail additions.
For now, the big questions are simple:
Will the location move forward?
How will the I-26 corridor handle the traffic?
And is North Charleston ready for Costco-level parking lot chaos?
Either way, this one is officially worth watching.
